From standstill to movement — performance marketing for real estate sales

For a customer who had been struggling to sell his semi-detached houses for months, we developed a tailor-made performance marketing campaign — with measurable success: In just the first month, numerous qualified visits were generated. The strategy focused on the combination of video content optimized for conversion, a broad awareness phase to increase reach and a targeted retargeting phase that led potential buyers directly back to the property.

Real estate market 2024
  • Prices for existing residential properties fell by around 1.5% in 2024 compared to the previous year, while total prices for houses and apartments fell by around 0.2%
  • Regional differences: In Vienna, prices of existing apartments fell by up to —2.6%, in Salzburg and Vorarlberg even by around —3 to —4% for houses; Upper Austria and Tyrol showed only slight declines
  • Falling new construction figures: The number of approved residential units fell again in 2024 — by around 5% in the first three quarters compared to the previous year
  • Declining demand for residential property: Total demand in residential areas fell by around −4.8%, having already fallen by around −6.7% in 2023

The result

Through the targeted development of digital demand, high relevance in the target group and a clean funnel architecture, the project succeeded to give new momentum. The customer was able to make appointments within a very short period of time and arouse genuine sales interest — clear proof of the effectiveness of data-driven real estate marketing.
